Accessory Dwelling Units (ADUs) are more than just an architectural trend—they’re a practical and profitable solution to many modern housing challenges. In Colorado, the demand for ADUs is skyrocketing as homeowners discover the financial, lifestyle, and environmental benefits of building these secondary units. Whether you’re considering an ADU as an investment property, a space for family, or a work-from-home solution, the opportunities are endless.
At Kindred Tiny Homes, we specialize in helping Colorado homeowners navigate the ADU journey, from initial design to final walkthrough. This guide explains why building an ADU in Colorado is a smart choice and how it can transform your property into a valuable, multifunctional asset.
ADUs are a proven way to generate passive income. In popular Colorado cities like Denver and Boulder, the rental market is thriving. A well-designed ADU can bring in $1,500 to $2,000 per month, depending on its size and location. This rental income can help offset your mortgage, provide additional savings, or fund other investments.
Building an ADU can boost your property’s value significantly. According to a 2021 Zillow report, homes with ADUs sell for an average of 20-35% more than homes without them. In Colorado’s competitive real estate market, having an ADU makes your property stand out and increases its resale appeal.
Many ADU owners benefit from tax deductions related to construction costs, maintenance, and depreciation. If you use your ADU as a rental, these tax breaks can improve your return on investment.
Colorado families are increasingly embracing multigenerational living, and ADUs offer the perfect solution. Whether it’s providing a safe, independent space for aging parents or a starter home for adult children, ADUs allow families to stay close while maintaining privacy.
As remote work becomes the norm, many homeowners need dedicated office space. An ADU offers a quiet, professional environment just steps away from your home, boosting productivity and work-life balance.
If you frequently host out-of-town family or friends, an ADU provides comfortable and private accommodations without disrupting your household.
With median home prices in Colorado well above the national average, affordable housing is a pressing issue. ADUs offer a cost-effective solution by creating additional housing options without requiring new infrastructure.
Colorado’s cities are growing rapidly, and ADUs help increase housing density without contributing to urban sprawl. By utilizing existing lots, ADUs make more efficient use of land and reduce the need for large-scale development projects.
Recent legislation, such as Colorado’s House Bill 24-1152, has made it easier to build ADUs. The bill streamlines permitting processes and provides financial incentives for homeowners, further encouraging ADU construction.
Modern ADUs are designed with sustainability in mind. Features like solar panels, energy-efficient appliances, and advanced insulation reduce energy consumption and lower utility bills.
Compared to traditional single-family homes, ADUs require fewer materials and less land, making them a more sustainable housing option.
ADUs often incorporate water-saving fixtures and landscaping, aligning with Colorado’s water conservation goals.
An ADU can serve as a long-term investment that supports your retirement goals. Rental income from an ADU provides a steady revenue stream, while the unit itself can be repurposed as a downsized living space in your later years.
As your family’s needs change, an ADU can evolve with you. Today’s rental unit could become tomorrow’s art studio, guesthouse, or caregiving space.
Each city in Colorado has unique regulations regarding ADU construction. For example:
Building an ADU in Colorado typically costs between $150,000 and $400,000, depending on size, type, and customization. At Kindred Tiny Homes, we provide transparent pricing and detailed estimates to ensure no surprises.
Homeowners can explore various financing options, including:
While rental income is a significant benefit, ADUs serve many other purposes, from family housing to personal workspaces.

The average cost to build one of our ADU’s is around $200,000, depending on number of bedrooms, overall size, and selected upgrades.
Our studios range from $98,000 to $158,000, our 1 bedrooms range from $148,000 to $220,000, and our 2 bedrooms range from $195,000 to $287,000. All of our ADU’s are custom stick built though so we can tailor to your exact needs and placement on the property!
The answer is likely yes!
Due to the new laws in Colorado no cities, counties, or HOA’s will be allowed to deny ADU’s.
The total average timeline of our builds around 12 months. The design phase to ensure your ADU is exactly how you want it to be is 2-3 months, permitting is generally 3-4 months, and the build is 4-6 months until you have a beautiful turn key ADU down to the appliances!
This depends on your property but it is something our site expert can answer for you!
That’s a great question!
We switched from our ADU’s being modular and on wheels to being stick built for three primary reasons.
1. The quality and longevity of our builds weren’t what we wanted before stick built.
2. If they are modular/on wheels, they are not considered dwellings, so you don’t see the value added to your property compared to a stick built ADU.
3. Stick built ADUs allow us to tailor specifically to your property, ensuring a cohesive aesthetic.
The average monthly rent for our ADU’s is $2,000-$3,000 and increase your property value 20-40%.
