Lots up to 15,000 sq/ft - 75% of primary dwelling or 900 sq/ft, whichever is less. Lots 15,000 to 100,000 sq/ft - 75% of primary dwelling or 1,000 sq/ft, whichever is less. Lots greater than 100,000 sq/ft - 75% of primary dwelling or 1,200 sq/ft, whichever is less.
Cannot exceed height of primary residence
An Accessory Dwelling Unit (ADU)—also called a mother-in-law suite, carriage house, or backyard cottage—is a self-contained secondary residence on the same lot as a single-family home.
Loveland allows two types of ADUs:
✔ Attached ADUs – A separate living unit within the primary residence, such as a basement apartment or home addition.
✔ Detached ADUs – A freestanding structure, such as a garage conversion or backyard cottage.
ADUs must include:
✔ A full kitchen (stove, oven, or cooktop)
✔ A full bathroom (sink, toilet, shower and/or tub)
✔ A designated sleeping area
✔ Independent living facilities

To qualify for an ADU in Loveland, your property must meet the following conditions:
✔ Only one ADU is allowed per lot.
✔ The ADU must be accessory to a single-family home.
✔ ADUs are not allowed on properties with duplexes, townhomes, or multifamily units.
✔ Mobile homes, RVs, and temporary structures cannot be used as ADUs.
If an ADU is located in a detached structure, it must be within 300 feet of the primary home where feasible.
Loveland has specific size limitations and design standards to ensure ADUs blend well within existing neighborhoods.
✔ The ADU cannot exceed 50% of the living space of the primary home.
✔ The maximum size is 1,200 sq/ft, whichever is smaller.
✔ The ADU must maintain the character of the primary residence, including roof pitch, exterior materials, and window design.
✔ If attached, the entrance must be located on a side or rear façade, ensuring the main home’s front entrance remains visually dominant.
HB 24-1152 requires cities to allow ADUs without designated parking, except in these cases:
✔ If no parking is currently required for the primary home, parking cannot be required for the ADU.
✔ If the lot does not have an existing parking space for the primary home, no additional parking is required.
✔ ADUs must be connected to the primary home’s water and sewer systems—separate meters are not permitted.
✔ If the property has a septic system, the Health Department must verify whether the system can support an additional dwelling.
✔ Fire sprinklers may be required depending on the fire district regulations.
Under HB 24-1152, all ADU approvals must be handled administratively—meaning there are:
✔ No public hearings
✔ No subjective design reviews
✔ No neighborhood approval required
